How do I qualify?

Our 3 main criteria are:
1. Have a signed contract.
2. Property to have road access.
3. Property to have genuine marketable features and fewer features that would make it an “odd” deal.

What are your rates?

We offer JV and fixed term rates, please reference our rates offering here: insert link to rates

Do you fund land improvements?

We can consider improvements & subdividing funding if the deal has rock solid financials and outlook.

Do we have to close at a title company?

Yes, the purchase and sale needs to be completed at a title company with title insurance on the purchase.

Whose name does the property go into?

All properties will be placed the Land Partner Funding LLC name.

Do you fund new land investors?

Generally speaking we work with investors with bonafide closed deals under their belt but if there are exceptions.

How quick is the underwriting process?

Generally we take about 2-5 days with your application depending on the complexity and variables of your deal.

How quickly can you fund a deal?

 It varies depending on the complexity and $ size of your deal but generally we can fund just as fast as the title company can close the deal.

Do you fund 100% of the purchase price?land improvements?

We are able to fund 50% of the market value of the property.

Do you charge an origination fee?

All deals we fund are subject to a $500 underwriting and transaction fee that is paid out in additional to the profit share or fixed rate payout at the time of closing.
